I'll just be blunt. Unfortunate that this tech boom has done almost nothing for the black, hispanic and other communities. ...aside from mostly being pushed out of historic community neighborhoods.

For a landing page, this is pretty bad unless you're getting a ton of irrelevant traffic from press or other distribution channels. Hard to imagine what 99.5% of the traffic is doing on the website.

Why wouldn't updating the website make a dent again? Landing page optimization is a huge forcus for any online commerce company because updating a website (design, content, flow) does make a dent.

I've been doing SEM for five years and worked with the full range of google reps. Quite simply, don't ask reps for advice on a product they've never actually used (as in, with real money). You're better off investing in a proven SEM expert

If we're being nitpicky, then 'hammered' would be more descriptive than 'decimated'. Decimated would imply only a -10% drop if we stick to it's figurative definition

Completely agree. My favorite 'startup' that's 'just a website', handsdown: Slickdeals. That forum probably pulls in more revenue than 99% of startups.
